8 Steps to Getting Your Home Sold

STEP 1 - BE CLEAR AS TO WHY YOU ARE SELLING YOUR HOME!

1. Be clear on exactly why you desire to sell your home. Write down your reasons and ask yourself, "What do I expect to accomplish once I get my home sold." Work with your real estate agent to determine the best strategy to help you achieve your objectives. Be clear and set realistic expectations.

My Recommendations:

*Sell your home for realistic reasons, don't try to keep up with the Joneses', whoever they are.

*Price your home properly. Many times Sellers are thinking about the sentimental value of their homes. Honestly, Buyers don't care. Buyers are looking for a home that meets their family's requirements and at an affordable and comparable price. Overpricing your home can cause it to be overlooked by qualified Buyers.

*Put yourself in the Buyer's shoes. If you were looking for a home, wouldn't you want it to be clean, orderly and in good repair? Those are the same things that Buyer's desire.

*Make any minor but obvious repairs. For example, if there is a missing handrail on the steps, have it replaced. Or if there is a continually leaking faucet, have it repaired. These are things that the Buyer and their agent will be taking note of.

 

STEP 2 - BE REALISTIC ABOUT YOUR PRICE

Determine the best possible selling price you desire to receive for your home. The key to selling your home quickly is to ask for a fair asking price. Doing so will generate more activity from other agents and Buyers.

*Take into account active and recently sold comparable homes, the condition of your home, and the overall market for your area. These things are where my expertise will come into play. I will know what comparable homes are selling and how long they are sitting on the market in your area. And I can assist you in pricing your property to sell.

 

STEP 3 - GET PREPARED TO SHOW YOUR HOME

Get prepared to show your home. Most of us don’t keep our homes in pristine condition at all times. We tend to overlook stacks of boxes in the attic and/or garage, broken lights, and doors or windows that stick. This is the time to get your home into the best condition possible. Buyer's are visual and the condition of your home will affect how quickly it sells and the price the buyer is willing to offer. You never get a second change to make a first impression.

My Recommendations:

*Make your home look fresh and appealing. Remove as much clutter as possible, clean walls, remove items from kitchen and bathroom counters, make minor repairs, clean drapes, etc. Clutter is an immediate turn off for a Buyer and can cause the loss of a sale, even if the Buyer likes your home.

 

STEP 4 - SPREAD THE WORD

Spread the word. Now that you have everything in order and are ready to sell, Realtor will set up a marketing campaign specifically for your home. Your Realtor's marketing strategy should include utilizing the Internet, yard signs, mega open houses, media advertising, agent to agent contact, direct mail marketing and entering the property into the MLS.

*Utilize a Realtor such as myself who has the knowledge, expertise and who goes above and beyond get your home sold.

 

STEP 5 - BE PREPARED RECEIVE AND REVIEW OFFERS

Once your home is priced properly and prepared for showing, be ready for the right Buyer to make an offer.  The right Buyer is one who is pre-approved or pre-qualified to purchase your home. Once a written offer is received, your Realtor will find out the status of the Buyers financing. If the Buyer's financing is in order, then your Realtor, will review the contract and all other attachments and/or contingencies to the contract with you.

My Recommendations:

*Respond to offers in a timely fashion and before the offer expiration, if possible. With the market being so full of homes that may be comparable to yours, a Buyer may find another home while you're contemplating whether or not to accept their offer.

*Bring any questions or concerns to your Realtor immediately.

 

STEP 6 - NEGOTIATE THE PRICE TO SELL

Negotiate the price of your home to sell. Many offers to purchase your home will require an experienced negotiator like myself to facilitate a win-win transaction. Your Realtor is well versed on the contracts that are utilized in your area and can protect your best interest throughout the negotiation process.

*Be flexible on the items that you can be flexible on.

 

STEP 7 - PREPARE FOR CLOSING

It's not over until it's closed. Once you accept an offer on your home, make a list of all the things you and the buyer must do before closing. More than likely the property will need to be  inspected, repaired formally appraised, or surveyed. Your Realtor can advocate for you when dealing with the buyer’s agent and service providers. Depending on the stipulations in your written contract, you may pay for all, some or none of these items. Be advised that things can happen that can delay or even cancel your closing.

My Recommendations:

*Do all that you can to meet your contractual obligations to the Buyer before closing. This can avoid any last many delays at the closing table.

 

STEP 8 - CLOSE THE DEAL

Get to the closing table and closed the deal. “Closing” refers to the meeting where ownership of the property is legally transferred to the new buyer. Your Realtor should be present during the closing to guide you through the process and make sure everything goes as planned. By being present during the closing, your Realtor can mediate any last-minute issues that may arise. In some states, an attorney is required and you may wish to have one present.

My Recommendations:

After closing on the Buyer's new home make a list for turning the property over to the new owners. Cancel the utilities, lawn care, cable and other routine services. f the new owner is retaining any of the services, make sure to change the name on the account. Provide the new owner’s with any product manuals and warranties for all conveying appliances.
